‘뉴홈’ 공공분양
Public sale of ‘New Home’
서울 동작구 수도방위사령부(수방사)와 강동구 고덕동 등 수도권의 중요한 부지에서 6월부터 올해 말까지 공공분양(뉴홈)이 진행됩니다. 이번 공공분양은 시세보다 20~30% 낮은 분양가로 제공될 예정입니다.
국토교통부는 6월 7일에 올해 사전청약 물량을 기존 7000가구에서 1만가구로 늘리고, 분양 시기도 기존 2회에서 3회로 확대하겠다고 발표했습니다. 6월, 9월, 12월에는 각각 1981가구, 3274가구, 4821가구가 분양될 예정입니다.
가장 경쟁이 치열한 분양지는 6월 19일부터 입주자를 모집하는 동작구 수방사입니다. 수방사는 한강 조망이 가능하고 1·9호선 노량진역과 9호선 노들역과 인접한 더블 역세권에 위치한 곳으로 예상됩니다. 뉴홈 공공분양의 일반형으로 전용 59㎡의 아파트가 있으며, 추정 분양가는 8억7200만원입니다.
또한 고덕강일3단지는 1305가구 규모의 대단지로서 고덕수변생태공원과 미사한강공원이 인근에 위치하고 있습니다. 분양가는 나눔형(토지임대부형)으로, 전용 49㎡의 아파트로 추정 분양가는 3억1400만원입니다.
남양주시 남양주왕숙A19블록과 안양시 안양매곡S1블록은 나눔형(이익공유형)으로 분양됩니다. 이러한 유형은 5년간 거주 후 재판매 시 손익의 70%를 수분양자가 가져갈 수 있는 혜택이 주어집니다. 각각의 분양가격과 전용면적은 남양주왕숙A19블록이 2억6400만~3억3600만원, 안양매곡S1블록이 4억3900만~5억4300만원입니다.
또한 9월에는 경기 하남교산, 안산장상, 서울 마곡10-2, 구리갈매역세권, 군포대야미, 화성동탄2 등이 분양될 예정이며, 12월에는 서울 대방동 군부지, 한강이남, 위례A1-14, 남양주왕숙2, 부천대장 등이 사전청약을 받을 예정입니다.
사전청약은 해당 지역에 거주 중인 사람들을 대상으로 하며, 당첨자 발표일이 다른 경우에도 중복 신청이 가능하지만, 중복 당첨되더라도 먼저 발표된 당첨만 인정됩니다. 사전청약이기 때문에 본청약까지 최소 2년에서 최대 5년 이상의 시간이 소요되며, 실거주 5년 의무가 있다는 점을 유의해야 합니다.
Public sales (New Home) will be held from June to the end of this year at important sites in the Seoul metropolitan area, including the Seoul Metropolitan Defense Command (Sudok-dong) and Godeok-dong, Gangdong-gu. This public sale will be offered at a sale price that is 20-30% lower than the market price.
On June 7, the Ministry of Land, Infrastructure and Transport announced that it would increase the amount of pre-subscription this year from 7,000 to 10,000 households and expand the sale period from two to three. The most competitive pre-sale site is Subangsa in Dongjak-gu, which will recruit tenants from June 19. Subangsa Temple is expected to be located in the double station area adjacent to Noryangjin Station on Lines 1 and 9 and Nodeul Station on Lines 9 with a view of the Hangang River. As a general type of New Home public sale, there is an apartment with a dedicated area of 59㎡, and the estimated sale price is 872 million won.
In addition, Godeokgangil Complex 3 is a large complex with 1,305 households, and Godeok Waterfront Ecological Park and Misahan River Park are located nearby. The sale price is a sharing type (land rental type), and the estimated sale price is 314 million won as an apartment with a dedicated area of 49㎡.
Namyangju Wangsuk A19 block in Namyangju City and Anyang Maegok S1 block in Anyang City will be sold in a sharing type (profit sharing type). This type is eligible for a distributor to take 70% of the gain or loss on resale after five years of residence. Each sale price and exclusive area is 264 million won to 336 million won for Wangsuk A19 block in Namyangju and 439 million won to 543 million won for Maegok S1 block in Anyang.
In September, Hanam Gyosan, Ansan Jangsang, Seoul Magok 10-2, Guri Galmae Station, Gunpo Daeyami, Hwaseong Dongtan 2, etc. will be sold, and in December, Daebang-dong, Seoul, Han River, Wirye A1-14, Namyangju Wangsuk 2, Bucheon Daejang, etc. will receive advance subscriptions.
Pre-subscription is for people living in the area, and duplicate applications are possible even if the winners are announced on different dates, but even if they win twice, only the first announced winners are recognized. Since it is a pre-subscription, it should be noted that it takes at least two to five years to get to the main office, and that there is a five-year obligation to actually live.
